Is there any way to build app for iPhone on Windows?
I read that you need Xcode (integrated on Mac) but is there any possibility to simulate Xcode on Windows?

no not right now you must have mac or hackintosh

Although we do not officially support Hackintosh there have been several users who’ve stated it has worked fine for them - in fact my own cousin put out an iPhone app earlier this year using a Dell Mini 9.
